GREAT PLANNING PAYS off, and no one knows this better than developer Tony Green. Nearly a decade in the making, his Pinehills community was worth the wait. The plan, to leave 70 percent of the 3,000 acres of rolling hills and pine forest undeveloped and use narrow roads to wind through the site's natural topography, has resulted in a thoughtful, desirable new town that is sure to stand the test of time. “It feels appropriate to its place,” says Green. “We're in a rural landscape, and we've taken care to preserve it and create neighborhoods that really fit into it.”

Buyers are flocking to the community, which offers a choice of single-family production and custom homes, condominium townhouses, and luxury rental units in a variety of traditional architectural styles, and prices ranging from the mid-$300s to over $2 million. The broad housing options attract a diverse demographic, enriching the fabric of the community. “We've got everyone from young couples buying their first homes to people who are getting ready to retire,” says Green.

Whatever age, they all gather at the town's quaint commercial center, which has all the modern conveniences—a bank, a café, a florist, a post office, and a dry cleaner. There are plenty of leisure activities such as walking trails and golf, and all the residents can stay connected through the Pinehills' busy intranet sites.
